Skylights in the DMV: Unique Challenges
Skylights are among the most demanding glass installations in any home, and in the DMV climate they face specific challenges that compound the baseline complexity. Washington DC's weather pattern combines heavy summer thunderstorms (some of the most intense convective storms on the East Coast), winter snow and ice accumulation, the UV intensity of a mid-Atlantic summer sun, and rapid temperature swings that stress glass and frame seals more than more moderate climates.
The DMV's tree canopy — one of the nation's most extensive urban forest covers, particularly in neighborhoods like Cleveland Park, Forest Hills, American University Park, Chevy Chase DC, and Bethesda — creates skylight-specific hazards: falling branches (particularly during the intense summer storms common in July and August), accumulated leaf debris that blocks drainage channels, and the acidic residue from decomposing organic matter that degrades frame seals over time.
Despite these challenges, skylights in DMV homes provide genuine benefits: natural overhead light that dramatically reduces the sense of darkness in interior rooms, passive solar heating potential, and visual connection to the outdoors that is particularly valuable in the relatively dense development patterns of DC and inner-ring suburbs. When properly specified, installed, and maintained, skylights perform reliably for 15 to 25 years.
Skylight Glass Types and Specifications
All residential skylights must use safety glazing — either tempered or laminated glass. This is a universal building code requirement in DC, Maryland, and Virginia and is not optional. The reason is self-evident: overhead glass that breaks must not fall in dangerous shards on occupants below.
Tempered skylight glass shatters into small, rounded pieces when broken. These pieces fall into the interior space below, creating a cleanup hazard but not the catastrophic injury risk that large annealed glass shards would. Laminated skylight glass holds together when broken — the fragments remain bonded to the interlayer, maintaining the glass in its frame even after severe impact.
For DMV homes where skylights are accessible to foot traffic (above a flat or low-pitch rooftop deck, or above a roof terrace), laminated glass is the correct specification — it must support the weight of a person standing on it without collapsing. This is not an uncommon scenario in DC rooftop conversions and townhome additions.
Energy performance specifications for skylights follow the same principles as vertical windows. Low-E coatings are particularly important for skylights because solar altitude angles place skylights in more direct sun exposure than vertical windows. For south-facing sloped roof skylights, solar-control Low-E with a low SHGC (0.20 to 0.30) prevents summer overheating. Skylights on north-facing roof slopes or in shaded locations prioritize U-factor over SHGC.
Plastic glazing (acrylic and polycarbonate) was widely used in residential skylights installed before 1990. These materials yellow, craze, and lose optical clarity over time. Identifying Skylight Problems
Water leaks are the most common skylight complaint. Importantly, most skylight leaks are not glass failures — they are failures of the flashing system that integrates the skylight frame into the roof system. When water appears inside below a skylight, the instinctive assumption is that the glass is cracked or the seal has failed. In reality, the majority of skylight leaks originate at the step flashing, counter-flashing, or sill flashing — the sheet metal components that prevent water from entering at the junction between the skylight frame and the roofing material.
A true glass seal failure in a skylight is identifiable by condensation or water appearing between the panes of a double-pane skylight (IGU seal failure) or by visible cracks or chips in the glass itself. Flashing failures are identifiable by water staining that tracks diagonally across the surrounding ceiling from the skylight perimeter, by water that appears during rain only (not during thaw or condensation events), and by water that appears at one or more specific edges of the skylight rather than uniformly.
Frame degradation is common in older skylights. Aluminum skylight frames oxidize and the thermal break insulation in the frame degrades, leading to condensation on the frame itself and eventual frame distortion that allows water infiltration. Wooden skylight frames rot when flashing fails. Both conditions typically require full skylight replacement rather than glass-only repair.
Seal failures in skylight IGUs present as the same between-pane fogging seen in vertical windows, but often accelerated by the thermal cycling extremes that skylights experience. A south-facing skylight on a dark-shingled roof can reach 180 to 200 degrees Fahrenheit on a summer afternoon, then cool to 40 degrees by midnight — a 140-degree cycle that stresses IGU seals far more than vertical window glass experiences.
Repair vs. Replacement Decision
Skylight glass-only replacement is appropriate when the frame is structurally sound, the flashing is intact and properly sealed, and the problem is isolated to the glass (cracked, broken, or failed IGU). Glass-only replacement preserves the frame investment and is significantly less expensive than full skylight replacement.
Full skylight replacement is appropriate when the frame is corroded, deteriorated, or thermally broken; when the flashing system has failed and requires reroofing work to correct; when the skylight is a plastic-glazed older unit that no longer provides acceptable light quality; or when an upgrade in size or ventilation function is desired. Full skylight replacement is also the appropriate approach for skylights approaching 25 years old, even if they appear functional — at this age, multiple simultaneous failures are likely in the near term.
Coordinating skylight glass and frame work with roofing work is strongly recommended when reroofing is planned or occurring. The flashing integration is the most critical part of skylight performance, and the opportunity to inspect and replace flashing while the roofing material is already removed reduces both risk and cost.
Maintenance to Extend Skylight Life
Clear debris from skylight frames and drainage channels twice per year — fall (after leaf drop) and spring (after pollen season). Accumulated organic debris holds moisture against frame seals and degrades them over time. In DMV neighborhoods with heavy tree canopy, this semi-annual cleaning is essential.
Inspect all visible caulk and sealant at the skylight perimeter annually. Look for cracks, separation, or sections where the sealant has pulled away from the glass or frame. Touch up with compatible silicone sealant as needed.
If your skylight has an operable (venting) function, operate it at least monthly during the periods when you do not use it regularly. Mechanisms that sit unused seize up, and a seized vent mechanism is both useless and potentially damaging to the frame if forced.
