Opening force is the clause that quietly fails

Almost every accessibility problem we find on a storefront entrance is the same one, and it is not the width or the threshold. It is opening force. Doors are commissioned at a reasonable setting and then drift. Somebody speeds the closer up because it was being held open. A pivot wears and the door starts to bind. Seasonal stack pressure in a tall lobby adds several pounds on its own. Nobody re-measures, because nothing looks broken.

The fix is usually an adjustment. Closers have separate valves for sweep speed, latch speed and back-check, plus a spring size setting on most models. A technician with a pressure gauge can walk a door from fifteen pounds down to eight in about twenty minutes. What you cannot do is turn it down so far that the door stops latching — that is the point where a power operator becomes the honest answer rather than an upsell.

The clearance nobody measures

Manoeuvring clearance is the second most common finding and the hardest to fix after the fact, because it is a floor plan problem rather than a hardware problem. A pull-side front approach wants sixty inches of depth and eighteen inches of clear floor past the latch jamb. That is a large piece of floor, and it is exactly where a queue rail, a planter, a sandwich board or a second vestibule door tends to go. Draw it on the plan before the fit-out, not after the complaint.

Measure it, do not judge it

A door pressure gauge is inexpensive and settles the argument. Feel is unreliable — a fit adult genuinely cannot tell eight pounds from fourteen by pulling on a handle, which is exactly why the standard specifies a number instead of a description. If you manage more than a couple of properties, owning a gauge and logging every entrance twice a year is the cheapest liability control in the building.

Questions people ask

Five pounds of force for interior hinged doors. The 2010 Standards deliberately do not set a federal number for exterior doors, because wind and stack pressure make it impractical — but many jurisdictions, landlords and tenant fit-out standards adopt 8.5 pounds anyway, and an entrance that takes 15 pounds will generate complaints regardless of what the letter of the rule says. Measure it with a door pressure gauge at the pull side, not by feel.
