The Anatomy of an Insulated Glass Unit

A double-pane window — technically called an insulated glass unit or IGU — consists of two panes of glass separated by a hollow spacer filled with desiccant material, sealed around the perimeter with a primary polyisobutylene sealant and a secondary structural sealant, and filled with argon or krypton gas in the cavity. This sealed system prevents moisture from entering and insulating gas from escaping.

Why Seals Fail

Every day, as sunlight heats the glass and nighttime cools it, the gas inside the cavity expands and contracts. This thermal pumping action stresses the perimeter seal thousands of times per year. Over 15 to 25 years — the typical lifespan of a quality IGU — the sealant material fatigues, develops micro-cracks, and eventually allows moisture-laden air to infiltrate the cavity.

The DMV climate accelerates this process. Our 120-degree seasonal temperature swing from January to July puts more daily stress on IGU seals than milder climates. South-facing and west-facing windows that absorb direct sun cycle more aggressively than north-facing windows, which is why seal failures often appear first on the sunny side of your home.

The Progression of Failure

Initially, you might notice a slight haze that appears on cold mornings and disappears as the glass warms. This is early-stage failure where the desiccant in the spacer is still absorbing most of the infiltrating moisture. As the desiccant saturates, the fogging becomes persistent and visible in all conditions. Eventually, dissolved minerals in the moisture — calcium, silica, iron compounds — deposit on the interior glass surfaces, creating a permanent etched appearance that remains even if the moisture could somehow be removed.

Why Defogging Does Not Work

Some companies drill small holes into the failed IGU, inject a cleaning solution, add new desiccant pellets, and reseal the holes. This removes the visible fog temporarily. However, the original seal is still broken, the insulating gas is permanently gone, and the drilled holes create additional weak points. Virtually all defogged windows re-fog within one to three years. You have paid for a temporary cosmetic fix while losing the energy efficiency the gas fill provided.

The Permanent Solution: IGU Replacement

The only permanent fix is replacing the failed insulated glass unit with a new factory-sealed unit. This restores crystal-clear visibility, full insulating gas fill, and proper thermal performance. When replacing a failed IGU, you can also upgrade from the original clear glass to modern Low-E coatings that further reduce energy costs — an opportunity that makes the replacement even more cost-effective over the long term.
