True Divided Lite (TDL)

Each opening in the grid holds its own piece of glass, bedded on tape or putty behind a removable bead. The muntin is structural. A broken lite is one small piece of glass, cut and glazed in place without taking the leaf off its hinges — provided the bar profile is matched.

Simulated Divided Lite (SDL)

One sealed unit spans the whole opening, with muntin bars bonded to the outer and inner faces and usually a shadow bar in the airspace lining up behind them. A break means a new sealed unit, so the bar profile, colour, airspace and glass make-up all have to be matched before it is ordered.

Grilles Between the Glass

A grille floats inside the airspace of the sealed unit and both faces stay flat. Nothing to clean around and no shadow line at the bar, but the grille is sealed in — replacing the glass means replacing the grille with it, matched to the pattern in the rest of the pair.

Full-Lite French Pairs

No grid at all: one large sealed unit per leaf, usually in a clad wood, fibreglass or vinyl frame. The largest single piece in most homes, and the one where safety glazing matters most, because the whole leaf is glass at body height.

Fogged and Failed Units

Haze, streaking or a permanent film between the panes is a failed perimeter seal, not dirt. The desiccant in the spacer has taken up all the moisture it can hold and the airspace is now breathing. The glass is replaced as a unit; the door, hardware and grid stay.

The Opening Is Not Secure

A French door is glass at lock height, on the least visible elevation of most houses. A broken lite next to the astragal puts a hand within reach of the flush bolts and the deadbolt thumbturn. Boarding the opening is the first visit, not the last.

Water Is Getting Into the Rails

Once the bead or the glazing seal is broken, water sits in the rabbet. In a wood or clad wood leaf it goes into the bottom rail and the muntin joints, and a repair that would have been one lite becomes a stile and rail job. This is the failure that runs on a clock.

It Is a Hazardous Location Under the Code

Glazing in the panels of a swinging door is a hazardous location under IRC R308.4.1 and IBC 2406.4.1, in all three jurisdictions we serve. Ordinary annealed glass put back into a French door leaf is not a repair, it is a defect that shows up on the next inspection.

The Pair Has Dropped Out of Square

French doors that bind at the astragal, need a shoulder to latch, or show daylight at one corner are not a glass problem yet. Hinges, the sill and the head are all worth checking, because a leaf that is racked will break the next lite too.

Signs You Need French Door Glass Replacement

A cracked or shattered lite in one opening of the grid.
Haze, streaking or a permanent film between the panes that will not clean off.
Water sitting in the bottom rabbet or a soft, discoloured bottom rail.
A bead that has come loose, split at a mitre, or is missing pins.

Why a French Door Is Always a Hazardous Location

Both model codes treat door glazing the same way. IRC R308.4.1 and IBC 2406.4.1 make glazing in all fixed and operable panels of swinging, sliding and bifold doors a hazardous location, which means it has to be safety glazing — tempered or laminated, permanently labelled to 16 CFR 1201 or ANSI Z97.1. Virginia enforces this through the Uniform Statewide Building Code, Maryland through the Maryland Building Performance Standards, and the District through the DC Construction Codes; all three adopt the I-codes with local amendments. There is a narrow exception for openings that will not pass a three-inch sphere, which is why some genuinely old true divided lite doors with very small panes were legal when built. Almost no modern French door lite is that small. If someone offers to put plain annealed glass back into your door, that is the conversation to end.

True Divided Lite, Simulated Divided Lite, or Grilles in the Airspace

Which of the three you own decides the entire repair. In a true divided lite door, each opening in the grid is glazed separately and the muntin is structural — one broken lite is one small piece of glass, cut and set in place. In a simulated divided lite door there is one sealed unit behind the whole grid, with bars bonded to the outer and inner faces and a shadow bar in the airspace; one broken lite means the whole unit. Grilles between the glass sit inside the airspace with flat faces outside, and again the unit is the replacement. The test takes a second: run a fingernail across the bar. If it stands proud of the glass it is applied. If the glass runs over it, it is inside the unit.

The Astragal, the Flush Bolts and Why the Pair Moves Together

A French door pair has an active leaf that you use and an inactive leaf that stays shut. The T-astragal is fixed to the inactive leaf and laps over the joint, carrying the compression seal against the active leaf and usually the keeper the latch and deadbolt throw into. Flush bolts at the top and bottom of the inactive leaf drop into the head and the sill and are what actually holds that leaf still. When a pair binds, leaks, or will not latch without a shove, the cause is normally hinge sag, a settled sill, or a damaged astragal seal — not the glass. We check all three whenever we are in the door, because a racked leaf loads the glazing and breaks the next lite as well.

Sealed Units in a French Door: Low-E, Argon and the Spacer

Any French door glazed with an insulating unit is two lites separated by a spacer and sealed at the perimeter. The Low-E coating normally sits on surface #2 — the inboard face of the outboard lite — where it reflects solar infrared back out before it reaches the airspace, which is the right position for the mixed climate the DMV sits in. Argon in the airspace lowers conduction, and a warm-edge spacer keeps the perimeter from being the cold bridge that drives condensation at the bottom corners. When a unit fogs, none of that is recoverable in place: the desiccant is saturated and the seal is breathing. The replacement is specified to the same make-up so the repaired leaf performs like its partner rather than becoming the cold one.

Matching the Muntin: Width, Profile and Finish

The reason a badly matched French door repair looks wrong from the street is almost never the glass. It is the bar. Muntin widths in the DMV housing stock run from about five-eighths of an inch on older wood doors up to an inch and an eighth on newer clad units, and the profile — ovolo, ogee, putty-glazed, square — changes the shadow line. We record the width, the profile and the interior and exterior finish before ordering, because a bar that is an eighth of an inch wide or the wrong colour on the inside face reads instantly next to the leaf that was not touched.

French Doors, Egress and Bedroom Openings

Where a French door is the emergency escape and rescue opening for a sleeping room, the code cares about more than the glass. IRC R310 requires a net clear opening measured with the leaf in its fully open position, a minimum clear height and width, and a sill height within reach of the floor. Blocking an inactive leaf shut with a permanent fastener, or losing the flush bolt hardware so a leaf can no longer be opened, can quietly take that opening out of compliance. If your French door is the escape opening for a bedroom, tell us — it changes how we deal with the inactive leaf.

Georgetown, Capitol Hill, Old Town Alexandria and the historic districts across Montgomery and Arlington counties all review exterior changes visible from the public way, and glazing pattern is part of what gets reviewed. A true divided lite wood door is very often the reason a facade passes review, and swapping it for a simulated grid can be a problem even when the sightlines look close. On those properties we repair the lite rather than replacing the leaf wherever the timber allows it, and we document the existing bar profile so the repair is defensible if it is ever questioned.
