Cleaning your windows seems simple — but several common cleaning approaches can permanently damage Low-E coatings, accelerate seal failures, scratch glass, or erode frame materials. After years of diagnosing "mysterious" glass problems, here are the cleaning mistakes we see most often.

Why Glass Cleaning Can Actually Cause Damage
Window glass seems like it should be straightforward to clean — it is glass, after all, one of the hardest materials in a home. The reality is that modern window glass is a system with multiple components, and some of those components are genuinely vulnerable to cleaning products and methods that seem perfectly reasonable. Low-E coatings on some glass types are soft enough to scratch with common cleaning tools. IGU perimeter seals degrade when exposed to ammonia. Frame materials ranging from vinyl to aluminum to wood each respond differently to various cleaning agents. And the improper application of even the right cleaner — too much pressure on a dry surface, for example — can cause damage that the cleaner itself would not cause on a wet surface.
The mistakes I describe below are not obscure edge cases. They are things I see the consequences of regularly in the DMV, in homes where the homeowner genuinely cared about maintenance and was trying to do the right thing. The key is knowing what actually damages glass systems so you can avoid it — and knowing what actually works so you can clean effectively.
Mistake 1: Ammonia-Based Cleaners on Coated and Tinted Glass
Standard blue window cleaner — the most familiar glass cleaning product in any American household — typically contains ammonia as its primary active cleaning agent. Ammonia is effective at cutting through grease and grime on plain clear glass, and for simple single-pane annealed glass without any coatings, it works fine.
The problem is that ammonia is genuinely harmful to several window components found in modern DMV homes. Soft-coat Low-E coatings on the interior surface of some IGU panels are susceptible to ammonia contact — when ammonia in the cleaner wicks into the perimeter seal area and contacts the coating, it can degrade the coating layer over time. Tinted window films, whether factory-applied or aftermarket, can discolor and cloud with repeated ammonia exposure. And perhaps most importantly, ammonia can attack the silicone and urethane seals at the perimeter of IGU units when it collects in the joint area between the glass edge and the frame — accelerating premature seal failure in double-pane windows.
The fix is simple: use ammonia-free glass cleaner for all window cleaning in homes with double-pane windows, Low-E glass, or any window film. There are excellent ammonia-free glass cleaners available at any hardware store. White vinegar diluted in water (roughly 1:10) is a practical DIY alternative that is effective for most routine cleaning needs and completely safe for glass and seals.
Mistake 2: Razor Blades and Abrasive Scrubbers on Glass Surfaces
Razor blades are the classic recommendation for removing paint spots, adhesive residue, and stubborn mineral deposits from glass. When used correctly — on wet glass, with a fresh sharp blade held flat against the surface — a razor blade can remove these deposits without scratching the glass. When used incorrectly — on dry glass, with a dull blade, or held at an angle — a razor blade leaves micro-scratches across the glass surface that scatter light and create a progressive haze that worsens with every pass of the blade.
The "used correctly" requirements are specific enough that most homeowners who reach for a razor blade in frustration do not meet them. Dry glass with grit on the surface is almost guaranteed to result in scratching — the grit acts as an abrasive between the blade and the glass. Old razor blades develop microscopic notches in the edge that create scratch patterns even on wet glass. And the angle of the blade matters more than most people realize — even a few degrees of tilt from perfectly flat creates a scraping rather than a sliding motion that damages the glass surface.
Steel wool, metal-bristle scrubbers, and abrasive scouring pads cause similar or worse damage. Even fine-grade steel wool, which seems soft, is abrasive enough to scratch glass surfaces. Magic Eraser (melamine foam) leaves micro-scratches on glass. The only appropriate scrubbing materials for glass are soft cotton or microfiber cloths, soft natural sponges, and dedicated window washing sleeves — all of which clean effectively without any abrasive action on the glass surface.
Mistake 3: Pressure Washing Windows
Pressure washing is an effective cleaning method for driveways, decks, siding, and masonry — it is not appropriate for windows. The high-pressure water stream forces water into every gap and joint around a window assembly: between the glass and frame, through weatherstripping, into weep holes, through any imperfect caulk joint. This forced water intrusion does several things, none of them good: it can force water past the perimeter seal of an IGU unit, accelerating or triggering seal failure; it saturates wood frames and contributes to rot; it drives water under siding and into wall cavities; and the pressure itself can crack aged or stressed window glass.
The appeal of pressure washing windows is understandable — it is fast and gets visible results quickly. The proper alternative for cleaning exterior glass is a garden hose rinse (low pressure) followed by a soft-brush window washing tool with an ammonia-free solution, and a squeegee to remove the wash water before it dries and leaves mineral deposits. This takes more time than a pressure washer pass but does not introduce the water intrusion and pressure risks that pressure washing creates.
Mistake 4: Cleaning in Direct Sunlight and High Heat
This mistake causes frustration rather than lasting damage, but it is worth mentioning because it is so common and so easily avoided. Cleaning glass in direct summer sunlight — a common impulse on a weekend morning in the DMV when you are motivated to get outdoor chores done — causes the cleaning solution to evaporate before you can squeegee or wipe it off, leaving a streaked residue on the glass that often looks worse than the dirt you were trying to remove.
The solution is timing: clean windows on overcast days, or on the shaded side of the house first, or in the early morning or late evening before direct sun hits the glass. If you must clean in direct sun, work in small sections — apply cleaner and squeegee immediately before the cleaner can dry. Using a more diluted cleaner solution also helps in warm conditions, since less cleaning residue means less streaking risk if the solution does begin to dry before you squeegee.
Mistake 5: Ignoring the Frame and Perimeter During Cleaning
Window cleaning that focuses only on the glass surface and neglects the frame and perimeter contributes to accelerated deterioration of the most maintenance-sensitive parts of the window system. Dirt and debris that accumulates in the channel between the glass edge and the frame traps moisture, creates a microenvironment for organic growth, and in metal frames, initiates corrosion that can eventually compromise the seal between the glass and the frame.
Weep holes — the small slots in the bottom of window frames that allow any water entering the frame to drain out — clog with dirt and debris over time. A clogged weep hole means water entering the frame channel during rain events or cleaning has nowhere to go, sitting in contact with the glass seal and accelerating deterioration. Annual cleaning of weep holes with a toothpick or thin probe takes thirty seconds per window and prevents a maintenance problem that is otherwise invisible until it becomes a seal failure or wood rot issue.
